Important
Okanagan Lodging Company guests have chosen to stay in a privately owned home and not in hotel-style accommodations. It is important to realize that this type of accommodation is self-catering and does not necessarily have a front desk in the vicinity of the property.

Substitution
In case of fire, sale or similar such event, Okanagan Lodging Company reserves the right to substitute another similar property for the one which has been booked. If no other similar property is available, Okanagan Lodging Company reserves the right to return all monies paid.

Reservation Policies
A non-refundable deposit equal to one night’s rent for each 7 day period booked or portion thereof is due at the time of booking. The balance of payment is automatically charged 45 days prior to arrival. The credit card used for the deposit will also be used for the balance unless prior notice of a change is given. All minimum nights stay requirements and nightly rates in effect at the time of booking apply to that booking.

Confirmation
A confirmation letter containing the standard terms regarding deposits, payments, cancellations and security deposit is provided upon booking.

Payment
Payment may be made by Visa, MasterCard, Diners Club, or direct bank transfer in Canadian
funds payable to: Okanagan Lodging Company Ltd.

Credit Card Charges
A charge of $25.00 (Canadian or CDN) will be applied for use of more than two credit cards for payment of each reservation. Credit card fees may be charged in the case of refund or change in booking.

Security Deposit
Each reservation will be required to sign a pre-authorization credit card slip ($500 CDN – $1000 CDN) upon check-in. Provided no charges are incurred for excess cleaning, property damage or telephone calls, the credit card slip will be voided approximately 4 weeks after departure.

Extra Person Charges
Every property is priced with a maximum of 2 adults per bedroom. Additional guests will be charged $20.00 (CDN) per person per night. Please note there is a maximum number of guests allowed in each property.

Cancellation Policy
Cancellations made prior to 45 days of arrival will be charged the non-refundable deposit. Cancellations made within 45 days of arrival will be charged a minimum of the non-refundable deposit and will forfeit the entire payment if a replacement booking is not found.

Arrivals
Check-in begins at 4:00 pm. Your check-in location will be detailed in the reservation confirmation letter. Any changes to the check-in location will be communicated to you prior to arrival.

Late Arrivals
If you are unable to arrive before 6:00pm, please contact our office in advance to make special arrangements.

Housekeeping
Our self-catering properties will be clean and ready for your arrival. Daily housekeeping is available for an extra fee. All properties have laundry facilities either in the unit or in the building.

Towels
Adequate quantities of towels are provided for the number of people booked. Guests will be responsible for any towels misplaced or lost at the beach and/or pool. Please remember that the linens and towels are also all privately owned, as is the home you have booked. Guests should bring their own pool/beach towels.

Amenities
All Okanagan Lodging Company properties are equipped with bed and bath linens, kitchens are equipped with crockery, pots, pans, coffee maker, toaster, microwave and full size appliances. Okanagan Lodging Company provides starter supplies of the following items: soap, shampoo, facial tissue, bathroom tissue, paper towels, dish soap, dishwasher powder and laundry soap.

Multiple Properties
Please note that all properties are privately owned and are equipped according to the individual owner’s taste and requirements. If you are renting more than one property, please make sure inventory stays within each suite. Groups renting more than one property will be required to pay a restocking charge if items have been moved to other properties.

Parking
All properties have a specified parking stall for one vehicle at no cost. Some larger properties have two parking stalls. There is visitor parking available at most complexes, on a first come, first served basis. Oversized vehicles are difficult to accommodate and parking for such vehicles may not be available. Parking instructions are unique to each complex and must be followed.

Garbage
It is the responsibility of the guest to remove garbage to the designated disposal location.

Telephones
All local telephone calls are free. Long distance calls must either be charged to your own calling card or placed with a pre-purchased telephone card. Please note that not all U.S. or overseas 800 numbers are accessible from Canada. Telephone cards are available for purchase at many local stores.

Hot Tubs
Okanagan Lodging Company ensures that all private hot tubs are maintained regularly. Guests use hot tubs at their own risk. The strata management company for the complex maintains communal hot tubs. If you experience any problems, please call our office and we shall alert the strata company. Occasionally, tubs may need to be shut down for maintenance. Such maintenance is unavoidable and is to protect the health of users.

Smoking / Pets
All of our properties are non-smoking. Sorry, no pets under any circumstances.

Departures
Once your holiday is over, please vacate the property by 10.00am so that we may prepare for incoming guests. Late check-outs must be prearranged with our office the night before, and will depend on cleaning and arrival schedules. Unscheduled late check-outs will be charged a fee. When departing, please ensure that the property is secured and all keys, garage door openers and parking passes are returned to our office. A fee will be charged for lost items.

To avoid extra cleaning charges, your property must be left in good condition. All garbage should be removed and kitchenware left clean. Okanagan Lodging Company will be responsible for laundering the linens and the final cleaning.

Liability
The booking guest and all members of the said guest’s party (the “Guests”) agree to conform to all notices rules and instructions in and about the home. Guests are responsible for their own conduct and that of, any invitees. Okanagan Lodging Company reserves the right in its sole discretion, to refuse or interrupt occupancy in the event of any non-fulfillment or breach of rental conditions. Neither the homeowner nor Okanagan Lodging Company shall be held liable for any losses, claims, damages, costs or expenses arising out of any theft, accident, injury, death, damage, delay, inconvenience or distress, whether or not arising by the negligence of the property owner or Okanagan Lodging Company, and the Guests hereby waive any and all such liability. A confirmed reservation by e-mail constitutes notice to Guests of these terms and Guests are deemed to have read and agreed to the foregoing.

Renter’s Responsibility
Renters will take care and respect the accommodations that they have rented from Okanagan Lodging Company. Renters agree to report any damage that they find or cause immediately to our offices. Okanagan Lodging Company caters to families and mature adults. Upon the Guests arrival, if the number in party does not include a mature adult, Okanagan Lodging Company reserves the right to cancel the reservation and to forfeiture all monies paid. Should renters
behavior necessitate eviction (including a complaint of excessive noise), all pre-paid rents, deposits, and purchases shall be considered earned and therefore be retained by Okanagan Lodging Company. Renters are required to complete the cleaning requirements that are posted in each accommodation. The cleaning requirements include washing and putting away all dishes, leaving accommodations organized and tidy, and taking all garbage to a designated disposal area. Once renter’s checkout, Okanagan Lodging Company cleaning staff will arrive to clean the kitchen, bathrooms, floors and do laundry. Please remember that the deposit can be applied to the cost of additional cleaning that is required.
